One of the key parts of leasing an apartment is picking the right price to list it for. Too high and you risk leaving it on the market too long, too low and you risk leaving money on the table. Small landlords have typically used a comps strategy: find a few similar apartments currently on the market and pick a price relative to them. At Lovely Direct, with access to thousands of apartment listings over several years, we take a different approach. Rather than look at comps, we look at the market as a whole, and mathematically take into account all of the important things: location, bed count, square footage, and amenities, and calculate a recommended rental price.
